How buying a home works with us

Here's the path from "just looking" to "welcome home." We'll be with you at every step.

  1. Plan & get pre-approved

We talk through your budget, must-haves and timing, and connect you with a trusted lender so you know what you can afford.

  2. Search & get alerts

Save a search and get new listings from the MLS as they hit the market, including homes that match your exact filters.

  3. Tour homes

We schedule showings, point out what photos don't show and check the county, school boundaries and HOA rules for each home.

  4. Write a strong offer

We review recent sales so your price makes sense, and we shape terms that help you win without overpaying.

  5. Inspect & negotiate

During the inspection period we help you schedule inspections, review the results and request repairs or credits.

  6. Close & get your keys

Our transaction team tracks every deadline with your lender, title and escrow so closing day goes smoothly.

New construction or resale?

Queen Creek and San Tan Valley have plenty of new-build communities, and many buyers compare them with resale homes. We'll help you weigh the full picture.

  • Builder incentives versus the price of a comparable resale home
  • Costs a new build may still need: landscaping, blinds, upgrades
  • Lot premiums, HOA fees and special taxing districts
  • Build timelines and your move-out date

Visiting a model home? Call us first. Many builders only recognize your agent if you register them on your first visit.

Home buying FAQ

How much do I need for a down payment?

It depends on the loan. Some loan programs allow a low down payment, and Arizona has down payment assistance programs such as HOME+PLUS for buyers who qualify. Your lender can tell you which options fit you, and we can refer you to trusted local lenders.

Do I have to sign an agreement with a buyer's agent?

Yes. Under rules in effect since August 2024, agents need a written agreement with you before touring homes. We'll explain ours in plain English, including how our compensation works and that it's negotiable, before you sign.

Who pays the buyer's agent?

It's negotiable. Sometimes a seller or builder offers to cover it, sometimes it's part of your offer, and sometimes the buyer pays. We'll go over the options and confirm the details in writing before you write an offer.

Should I buy new construction or a resale home?

Both can be great choices. New homes may come with builder incentives but often need landscaping, window coverings and upgrades. Resale homes usually have those done and sit in established neighborhoods. We'll compare the full cost side by side. If you visit a model home, tell the builder you're working with us on your first visit.

How long does it take to buy a home in Arizona?

After your offer is accepted, escrow commonly takes about 30 to 45 days with a loan, and can be shorter for cash. Most of the time before that is spent getting pre-approved and finding the right home, and that part is up to you.

What happens during the inspection period?

Arizona's standard purchase contract gives buyers an inspection period, usually 10 days, to inspect the home, review the HOA documents and insurance, and ask the seller for repairs. We help you schedule inspections and negotiate the results.
